The Olympic legacy, and the defect legacy

The Athletes' Village was built under one of the tightest construction programmes in London's history, 2,800 units delivered in time for the 2012 Games. Speed and quality rarely coexist under that level of pressure.

East Village is now managed by Get Living and is widely regarded as one of London's better-run Build to Rent neighbourhoods. That management quality is real, but it is not the same as construction quality. Shared ownership buyers through Triathlon Homes are purchasing units that were built over a decade ago, with original installations now in their second decade of life.

For newer phases completing now, Chobham Farm, Marshgate Wharf, East Bank, the risks are the same as any London new build: volume developers, tight programmes, and subcontractors working across dozens of units simultaneously.

Chobham Farm

E15, Large residential development adjacent to the Olympic Park. Delivered by L&Q and partners. Mix of private sale, shared ownership and affordable rent. Common issues: boundary fence alignment, garden drainage, internal door swing on houses.

Marshgate Wharf

E15, Riverside development near the Olympic Park. Waterfront-facing units carry the same waterproofing and window seal risks as any London riverside development.

East Bank (LLDC development zone)

E20, The London Legacy Development Corporation's cultural and residential development programme. New residential phases completing alongside the V&A East, Sadler's Wells and UAL campuses. Later-phase units face higher defect risk as developers push for completion.

Westfield Avenue / Stratford City

E20, Residential above and adjacent to the Westfield development. High footfall and commercial adjacency create specific acoustic and ventilation requirements that are often underdelivered.

East Village is the former Olympic athletes' village in Stratford, and one of the most visible new build schemes in London. Its fire safety history shows how far below the surface serious defects can sit, even in a flagship development.

East Village, the former 2012 athletes' village, raised its provision for fire safety remediation to £432.7m, up from £95.3m a year earlier.

Why New-Build Flats in East Village Require Specialist Snagging Inspections

New-build flats in East Village carry the same defects as anywhere in London, and most never make the news because they turn up one flat at a time. These are the faults we find most often on inspection, and the ones that cost the most if you miss them before you complete.

Plumbing done poorly, where the first sign is a leak or a flood weeks after you move in
Waste pipes and traps left loose or unconnected under baths, sinks and washing machines
Sockets that are dead, or wired to the wrong circuit
Windows and walls out of true by 10 to 15mm, well beyond tolerance

East Village is well-managed Build to Rent, does it still have defects?

Yes. Build to Rent management quality and construction quality are different things. Get Living manage the estate well, but the original construction was completed under Olympic programme pressure. What defects are most common in East Village and Olympic Park developments?

Based on our inspections in E20: ventilation systems not meeting the A4 paper test, bathroom silicone quality and drain speed, internal door alignment and stopper installation, skirting board gaps at room corners, and kitchen appliance connections. In older Athletes' Village stock, some original installations are now showing age-related defects that fall within the NHBC 10-year structural warranty.

Do you inspect houses as well as flats at Chobham Farm?

Yes. Chobham Farm has a mix of houses and apartments. House inspections include additional checks: external brickwork, roof soffits and guttering, driveway drainage, garden fencing and external doors. The inspection price is the same as for a flat of equivalent bedroom count.

How far in advance should I book?

At least 2 weeks before your completion date. We need to coordinate access with the developer or managing agent. The inspection itself typically takes 2-3 hours. Your report is delivered within 24 hours, giving you time to submit your snag list before you complete.
