Why Greenwich Peninsula is high-risk

Greenwich Peninsula is not a single development — it is a masterplan with dozens of separate plot developers delivering simultaneously. Knight Dragon, Berkeley Homes, Urban Splash, and others are all working to their own programmes, their own subcontractors, and their own handover targets.

The riverside location adds another layer of risk. Wind-driven rain and thermal cycling stress window seals, balcony waterproofing and facade systems harder than inland sites. Defects that would take years to manifest inland can appear in the first winter on the Thames.

An independent inspection before completion is the only way to establish the condition of your flat on the day you are legally committed to it. Once you complete, the conversation with the developer changes — and not in your favour.

SE10 — Former industrial riverside site. A mix of apartment types. Riverside-facing units have additional checks for balcony waterproofing and curtain-wall glazing seals.

The Tide (Greenwich Peninsula)

SE10 — Residential towers within the Peninsula masterplan. High-rise units carry the same elevated risk as any tall building — ventilation, window seals and communal corridor fire doors all require thorough inspection.

Royal Arsenal Riverside (Berkeley Homes)

SE18 (Woolwich) — Large ongoing development on the former Royal Arsenal site. Multiple phases. Shared ownership units are available here — housing association sign-off is not an independent inspection.

Berkeley Homes deliver to a reasonable standard, but no volume developer is immune to defects under delivery pressure. Internal bathroom ventilation and door alignment are consistent issues across Berkeley sites.

Yes. Royal Arsenal Riverside in SE18 (Woolwich) is covered. It is a large ongoing Berkeley Homes development. Shared ownership units are available there — if you are buying shared ownership, your housing association is not inspecting on your behalf.
