Stratford Snagging Inspection E15
From £299 · Report in 24 hours
Stratford is one of London's most active new-build markets — fuelled by the Olympic legacy, Crossrail, and a decade of zone 2 regeneration. High demand means fast completions and corners cut. We inspect your property before you complete so you go into your handover appointment knowing exactly what the developer still owes you.
Why Stratford buyers need a snagging inspection
Stratford has been a construction site for 15 years. The developments that were groundbreaking in 2012 are now being joined by the next wave — taller, faster, and with more subcontractors working simultaneously across more phases.
Volume developers in Stratford include some of London's most prolific builders. They know how to build quickly. Quality control at scale is a different question. The pressure to hit completion targets — particularly at the end of a financial quarter — means the flat you are buying may have been finished in days, not weeks.
An independent snagging inspection puts you on the right side of that pressure. You find the defects before you complete — while the developer is still responsible for fixing them.
Developments we cover
We inspect all new-build and near-new developments across E15.
E15 — High-rise residential at the heart of Stratford. Common issues: MVHR ventilation on upper floors, bathroom drainage speed, internal door swing and stopper alignment.
E15 — Mixed residential development near Stratford station. Compact layouts mean plumbing and electrical routing is dense — more failure points per square metre.
E15/E20 — Ongoing major cultural and residential development. Phase completions are staggered — later-phase buyers face higher defect risk as developers chase final targets.
E15 — Tall slender tower near Stratford station. Upper-floor window seal integrity and curtain-wall glazing are key inspection points.
E15 — Sky gardens, complex balcony and terrace waterproofing. External waterproofing membranes are a priority check on any upper-floor unit with outdoor space.
We cover all new and near-new developments across Stratford, Forest Gate, Maryland and the wider E15 area.
Shared ownership buyers
Significant shared ownership stock in E15
Stratford has a high concentration of shared ownership units, particularly through L&Q. If you are buying shared ownership in E15, your housing association is not carrying out an independent inspection on your behalf. Book your own before completion.

Frequently asked questions
Do you carry out snagging inspections in Stratford?
Yes. We inspect across E15 and the Stratford area, including all major new-build developments near the station, Westfield and the Olympic Park. We cover both flats and apartments.
What defects are most common in Stratford new builds?
Based on our inspections: ventilation systems not functioning correctly, poorly fitted bathroom silicone, misaligned kitchen cabinet doors, snagged or stained flooring, and incomplete paintwork around door frames and skirting boards. In taller buildings, window seal integrity is an additional priority.
Can I book before my completion date?
Yes — and you should. Developers cannot unreasonably refuse access for a pre-completion snagging inspection under the New Homes Quality Code. Book at least 2 weeks before your completion date to allow time for access coordination and for you to submit your snag list to the developer before you sign.
I'm buying shared ownership near Stratford — do I need a snagging inspection?
Yes. L&Q and other housing associations operating in E15 carry out a sign-off with the developer before handover — not an independent inspection on your behalf. You need your own inspector. Our Guardian package (£333) includes a pre-handover briefing call, specifically designed for buyers going through the process alone.
How long does an inspection take in Stratford?
A studio or 1-bed: approximately 2 hours. A 2-bed: 2.5–3 hours. We do not rush. We would rather spend an extra 30 minutes and find a defect than miss it and leave you with the problem.
What happens after the inspection?
We deliver your written report within 24 hours of the inspection. The report lists every defect, with photographs, priority ratings, and (in the Money Report) repair cost estimates. You submit this to the developer before your legal completion. We are available by WhatsApp if you have questions about the report.
