Terms of Service

BluntSnag Ltd is registered in England and Wales (Company No. 15284736). These terms apply to all services purchased via bluntsnag.co.uk, including snagging inspections and digital guides.

Snagging inspections — a physical inspection of your new-build property carried out by one of our experienced builders. We will identify defects, provide priority ratings and include realistic London repair costs in a written report delivered within 24 hours of the inspection.

Digital guides — a PDF document providing guidance on what to check during your own walkthrough of a new-build property. The guide is advisory only and does not constitute a formal structural survey.

BluntSnag inspectors are experienced builders and tradespeople, not RICS-certified surveyors. Our inspections are advisory and do not constitute a formal structural survey, a HomeBuyer Report, or a Building Survey as defined by RICS.

Nothing in our reports or guides constitutes legal advice. If you have a legal dispute with your developer, you should consult a solicitor.

Bookings are confirmed once payment has been received in full via Stripe. You will receive a confirmation email at the address provided at checkout.

All prices are in pounds sterling (GBP) and include VAT where applicable. We reserve the right to adjust pricing at any time; the price shown at checkout is the price you pay.

You may cancel your inspection booking up to 48 hours before the scheduled time for a full refund. Cancellations within 48 hours are non-refundable unless we are unable to attend. See our Refund Policy for full details.

Digital guide purchases are non-refundable once the download link has been accessed, in accordance with the Consumer Contracts Regulations 2013 (digital content exemption).

We may cancel an inspection if: the property is not accessible at the agreed time; the booking details provided are materially incorrect; or circumstances outside our control prevent attendance (including illness, transport failure, or unsafe conditions).

In the event of cancellation by us, you will receive a full refund within 5 business days.

Our reports reflect the condition of the property as observed on the day of inspection. We take reasonable care but cannot guarantee that every defect will be identified. We are not liable for defects not visible or accessible on the day.

Our total liability for any claim arising from an inspection is limited to the fee paid for that inspection.

We are not liable for any losses arising from decisions made on the basis of our reports, including but not limited to: decisions to complete a property purchase, negotiations with developers, or repair costs incurred.

All reports, guides and content produced by BluntSnag are our intellectual property. They are for personal use only. You may not reproduce, distribute or sell our content without written permission.

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
