Snagging Inspection London

Bellway is one of London's most active volume housebuilders. They build to a consistent standard, with consistent shortcomings. Door alignment, ventilation, kitchen units and paintwork are the issues we find on almost every Bellway site we inspect. We find them before you complete.

What we consistently find on Bellway sites

Internal door alignment
Bellway doors frequently misaligned. Open 45 degrees and release. If it swings, the frame is misaligned. Fixing: £150-300 per door frame.
Kitchen unit levelling
Wall units and base units often not level. Check with a spirit level on every horizontal surface. Rehang costs: £80-150 per unit.
Ventilation paper test failure
Consistent issue across Bellway sites. Hold A4 paper to the ceiling vent and it should stick. Ventilation fault: £200-600 to repair.
Bathroom silicone quality
Silicone at bath, shower tray and basin edges is frequently poor, with gaps, air pockets and the wrong colour. Reseal: £100-200.
Skirting board gaps
Mitred corners with visible gaps are standard on Bellway completions. Cosmetic but worth documenting.
Patchy paintwork coverage
Runs, missed patches, and brush marks are common. Particularly around door frames and window reveals.
Missing door stoppers
Bellway consistently delivers units without door stoppers. Every door that could contact a wall needs one. Pack of stoppers: £20.
Appliance connections
Dishwashers sometimes not connected. Check under sink for water supply and drain connection before handover.

What the public record shows

Bellway is one of the busiest volume housebuilders in London, and much of its record sits in the public domain, from its own financial statements to owner reports and press coverage. Reading it back is a fair way to judge what an independent inspection is worth on a Bellway home.

Bellway raised its building safety provision to around £516m and expected to spend more than £100m on remediation work in the 2026 financial year, according to its own results.
Bellway financial results, 2025
Bellway was one of the housebuilders caught up in the industry wide problem of missing or ineffective cavity fire barriers first reported in 2019.
BBC News, 2019
A buyer in the West Midlands in 2025 reported drainage that did not meet requirements, poor external ground conditions and incorrectly installed ventilation, rather than only cosmetic snags.
Trustpilot review, 2025
Long standing owners have reported dangerous electrics, half finished work and fittings installed incorrectly, including on homes bought off plan.
Owner reports, Mumsnet
At Barking Riverside, a communal heating system meant to run on solar power was reported broken and running on gas bought at commercial rates, and residents took action over service charges.
Resident reports, Social Housing Action Campaign

None of this means your Bellway flat will be a poor one. It means the range of outcomes is wide, and the surest way to know where yours sits is to have it inspected before you complete, while you still hold the leverage.

Frequently asked questions

Is Bellway a good quality developer?

Bellway is a volume housebuilder that builds tens of thousands of homes per year. Quality is consistent but not premium. They deliver to a workmanlike standard with predictable shortcomings: door alignment, ventilation, paintwork and kitchen unit levelling are the issues we find most consistently on Bellway sites across London.

What Bellway sites do you inspect in London?

All of them. We inspect Bellway London developments across E14, E15, IG11, HA9, N17 and other active Bellway sites. Bellway operate across most London boroughs at once. If you have a Bellway property anywhere in London, we cover it.

Bellway offered to fix snags after I complete. Should I trust this?

No. Developers are much less motivated to remediate defects after you have legally completed. Before completion, you have maximum leverage. You can withhold completion until defects are addressed. After completion, you are relying on their goodwill and the NHQC complaints process, which is slow. Get the inspection done before you sign.

Does Bellway do their own snagging before handover?

Yes. Bellway carry out their own sign-off before handing over. This is not an independent inspection. Their snagger is looking for items they consider unacceptable, not items you would consider unacceptable. We typically find 3-5x more defects than the developer's own sign-off identified.

How many defects does a typical Bellway flat have?

In our experience, between 40 and 85 for a 1-bed or 2-bed flat. Studios tend to have slightly fewer. The total is lower than at some premium developers, but the defects are real and worth documenting before you complete.

Which package do you recommend for Bellway?

The Truth Report (£299) or Money Report (£399) depending on your situation. For a straightforward Bellway flat without complex features, the Truth Report gives you everything you need. If you want repair costs to negotiate with or for a formal complaint, the Money Report adds that.
