What we consistently find on Bellway sites

Internal door alignment
Bellway doors frequently misaligned — open 45 degrees and release. Swing = misaligned frame. Fixing: £150–300 per door frame.
Kitchen unit levelling
Wall units and base units often not level. Check with a spirit level on every horizontal surface. Rehang costs: £80–150 per unit.
Ventilation — paper test failure
Consistent issue across Bellway sites. Hold A4 paper to ceiling vent — should stick. Ventilation fault: £200–600 to repair.
Bathroom silicone quality
Silicone at bath, shower tray and basin edges frequently poor — gaps, air pockets, wrong colour. Reseal: £100–200.
Skirting board gaps
Mitred corners with visible gaps are standard on Bellway completions. Cosmetic but worth documenting.
Paintwork — patchy coverage
Runs, missed patches, and brush marks are common. Particularly around door frames and window reveals.
Missing door stoppers
Bellway consistently delivers units without door stoppers. Every door that could contact a wall needs one. Pack of stoppers: £20.
Appliance connections
Dishwashers sometimes not connected. Check under sink for water supply and drain connection before handover.

Is Bellway a good quality developer?

Bellway is a volume housebuilder — they build tens of thousands of homes per year. Quality is consistent but not premium. Bellway offered to fix snags after I complete — should I trust this?

No. Developers are much less motivated to remediate defects after you have legally completed. Before completion, you have maximum leverage — you can withhold completion until defects are addressed. After completion, you are relying on their goodwill and the NHQC complaints process, which is slow. Get the inspection done before you sign.

Does Bellway do their own snagging before handover?

Yes — Bellway carry out their own sign-off before handing over. This is not an independent inspection. Their snagger is looking for items they consider unacceptable, not items you would consider unacceptable. We typically find 3–5x more defects than the developer's own sign-off identified.

How many defects does a typical Bellway flat have?

In our experience, between 40 and 85 for a 1-bed or 2-bed flat. Studios tend to have slightly fewer. The total is lower than some premium developers — but the defects are real and worth documenting before you complete.

Which package do you recommend for Bellway?
