Snagging Inspection London
Berkeley Group is London's premium new-build developer — Berkeley Homes, St George, St James and St William. Higher specification than volume builders. But higher specification means more expensive defects. We inspect across all Berkeley Group brands, London-wide.
⚠ Premium specification ≠ fewer defects
We find 40–80 defects in Berkeley properties just as we do in volume developer builds. The difference: defects in Berkeley homes cost significantly more to fix. A failed sealed unit in a Berkeley curtain-wall system: £800–2,000. Large-format bathroom tile replacement: £400–900 per section. Know what you are owed before you complete.
Berkeley Group brands we inspect
The flagship Berkeley brand — typically high specification with premium pricing. Defects occur at every price point. Common issues: kitchen appliance connections, bathroom large-format tiling, balcony and terrace waterproofing, curtain-wall glazing seals on towers.
Berkeley Group's riverside and central London brand. High proportion of tower developments. Upper-floor window seal integrity and MVHR ventilation calibration are priority checks on all St George high-rise units.
Berkeley's south-east London brand, active in Greenwich, Kidbrooke and Woolwich. Kidbrooke Village is one of the largest St James developments. Ventilation in internal bathrooms is a consistently identified issue.
Berkeley's joint venture brand with National Grid — typically on former gas works or utility sites. Soil remediation adjacency is less a buyer concern, but building quality follows the same Berkeley Group patterns.
Common Berkeley defects — what we find
Frequently asked questions
Is Berkeley Homes quality better than other developers?
Partially. Berkeley Group delivers to a higher specification than volume builders like Bellway or Taylor Wimpey — better materials, more considered design. But construction quality at handover depends on the subcontractors, the site manager, and the programme pressure on that specific plot. We find 40–80 defects in Berkeley new builds just as we do elsewhere. The difference is that defects in Berkeley properties tend to be more expensive to remediate.
What Berkeley developments do you inspect?
All of them. We inspect across Berkeley Homes, St George, St James and St William developments throughout London — including Kidbrooke Village, Royal Arsenal Riverside, Battersea Exchange, Chelsea Creek, and all current and recently completed developments.
Berkeley has their own customer care team — do I still need an independent inspection?
Yes. Berkeley's customer care team work for Berkeley. Their job is to manage handover and defect claims efficiently — for Berkeley. An independent inspection is done for you, on your behalf, with no obligation to Berkeley's interests. It documents the condition of the property on the day you are legally committed to it.
Which package do you recommend for a Berkeley property?
The Money Report (£399). Berkeley properties sit at the premium end of the London new-build market — defects here are more expensive to remediate than in a standard volume development. Knowing that your snag list represents £11,000 in remediation work is a materially different conversation with Berkeley's customer care team than a list of 65 items.
How long after I move in can I still report Berkeley defects?
2 years from legal completion for the developer defect liability period. After that, the NHBC Buildmark warranty covers structural defects for a further 8 years (10 years total from completion). Report defects in writing as early as possible — do not wait.
Do you cover St George riverside developments?
Yes. St George deliver premium riverside developments across London — Chelsea Bridge Wharf, Fulham Reach, Royal Wharf and others. Riverside units have additional waterproofing and glazing risks we specifically check.
